Exterior and Curb Appeal

· Experts say most buyers make their decision at first sight.

General Exterior

· Prospective buyers will react well to signs your home has been meticulously maintained.

· Landscaping – mow, edge and water lawn, trim hedges, weed and fertilise flowerbeds, and prune trees.

· Keep the driveway clean and free of parked cars, and keep the garage door closed.

· Repair or replace loose or damaged roof tiles if applicable.

· Minimise cracks or crumbling on walkways, walls, or steps, and keep them clean and free of obstruction like toys.

· Make sure that from the street, your property appears clean and clear.

· Inspect appearance of interior window coverings from the outside.

· Repair any peeling paint on windows or other areas.

· Take steps to eliminate insect or rodent pest.

· Pick up after your pets and neighbourhood animals.

Doorway

· While you are unlocking the property and turning off alarms, buyers have idle time to notice details.

· Apply a fresh coat of paint to the front door.

· Consider adding pots of flowering plants in the entryway if weather permits.

· Remove cobwebs and clean the doorway area windows, porch lights, or decorative glass.

Interior Appeal

· Once inside, Experts say most buyers are reaffirming their first impressions from the outside.

Clean, Clear, Light and Bright

· Give every room in the house a thorough cleaning and remove all clutter. Hiring a cleaning service may pay for itself by adding to a buyer’s perceived value of your home.

· For a sleeker, more spacious look, consider placing furniture from crowded rooms in storage.

· Clear kitchen counters or benches of everything other than perhaps a few pretty items. Ask yourself – In a model home, would a professional decorator put your choice of items out on the counter?

· Remember, wardrobes and hall cupboards will be opened! Keep wardrobes, cupboards, and storage areas neat and tidy. Since you’re anticipating a move anyway, consider holding a garage sale or boxing and storing unused belongings.

· If necessary, repaint or clean or replace dingy, soiled or strongly coloured walls, and window and floor coverings with a light, neutral shade. Bright rooms look bigger, and neutral colours help buyers envision their own furnishing and décor.

· Repair dripping taps, burned out light globes, or cracked windowpanes.

· Repair cracks, holes or damage to plaster, wallpaper, and tiles.

Warm and Homey

· Subtle Scents of potpourri in bedrooms or baths and fresh baked cookies or coffee in the kitchen can make your home more inviting.

· Keep an attractive set of towels in each bathroom to be brought out only for showings.

Google Analytics and your Blog

Google Analytics is a simple but very effective web analytics tool that gives you rich insights into your website traffic and marketing effectiveness.
I have setup several Blogs for agents using Blogger and just as with any web site, you should be using Analytics to monitor the effectiveness of your Blog.
Prior to starting if you haven’t already got one you will need to setup a Google Analytics Account. This can be done at http://www.google.com/analytics/
Google Analytics

The first step is to setup a Website Profile under Google Analytics for your Blog.
  1. Add a new Website Profile, enter the URL for your Blog (i.e. davidcrombie.blogspot.com), a Profile Name, the Country and the Time zone.
  2. You will then be provided with the code that you have to add to your site for tracking to occur.
  3. Highlight the code and copy it by going Ctrl-C on your keyboard.
Blogger

The second step is to add the Google Analytics code that we copied in Step 1 to your Blog.

  1. Login to http://www.blogger.com and select to Blog that you want to add the Google Analytics code to.
  2. From the Dashboard select Layout and then select Edit HTML which is one of the options on the line beginning with Page Elements.
  3. Under Edit Template you will see the HTML for your Blog. Scroll to the bottom of the HTML.
  4. We want to paste the code from Step 1 by going Ctrl-V on your keyboard in the area indicated below and click Save Template.

The Google Analytics Code has now been added to your Blog.
To check that you have completed the above steps correctly login to Google Analytics again and check the Status for the Website Profile that you setup and it should have a green tick. If after a while you don’t see this then select Edit on the right hand side of the Profile and select Check Status.

Importance of Intelligent Pricing when selling your home

The Intelligent Pricing Pyramid demonstrates that a home priced at market value will attract a greater percentage of prospective buyers than a home price above market value. The higher above market value the home is priced, the fewer prospective buyers. A home priced below market value will typically attract the greatest percentage of prospective buyers. The further below market value the home is priced, the more prospective buyers.

So much has occurred since the last From the Boardroom and, as a result, the team at EAC have been very busy. The last few months have seen Red Square 7 formally released with some 4000 users having now been upgraded to this new version.
This release introduced many enhancements and included the introduction of Current Market Information, a new version of Neighbourhood Reports and Street Maps. No sooner was the new version of the software out there and I was already planning the next round of enhancements.
The realestateworld.com.au web site continues to grow on all fronts with increases to unique visitors, page impressions, and subscriptions.The level of content has also increased over the past few months. We continue to update the site with new features and are working on a new, fresh design that will be released in the coming months.
Our realestateworld.com.au publications have remained stable with no real drop off in paginations. Some have actually grown in content due to increased support from the agents. This would appear to be against the trend that is being experienced by many other publishers. I think the quality, cost, your support and the fact that the realestateworld.com.au publications are purely real estate are the differentiating factors. The rollout of our online ad building system, AdBuilder, continues, providing those offices that use it with the flexibility to create and supply their ads electronically.
For those offices that produce their own publications or mini-mags, this solution combined with the very good prices we have access to through the printers who print our magazines, we can provide a very cost effective solution.
You would have noticed a new Stationery and Merchandise Order Form that came out at the beginning of July. If you need any stickers or marketing aids make sure you look at the extensive range of merchandise that is available at very competitive prices. As a result of increased demand we are also looking at the production of items such as personalised Sold stickers not only for your office but also for salespeople. We already produce these for many offices, so if you are interested let us know.
The training partnership with Think Real Estate is progressing well. I have spoken to many salespeople, property managers and principals who have attended courses and the feedback has been nothing short of excellent, with some commenting it has been the best training that they have ever attended. We can offer a wide range of training from Skills based, CPD, Certificate of Registration and even Licensing. We are already to go with the latest training requirements that were set by the Office of Fair Trading in May. Training is scheduled for many venues across the state but is also available via correspondence or can be tailored for, and delivered within, your office to suit your requirements. Geoff Hunter and the team have been out in the field performing many Compliance Reviews and I have to say that some of the findings have been a little disturbing. The cost of the Review and the peace of mind that it offers is nothing compared to the potential loss of commission and fines based on some of the issues that have been found. As a result of the success of this service and resulting feedback from the members we will be introducing several new services in this area in the coming months so watch out for the
announcement.
Early July saw the launch of a real estate search feature to Google Maps in Australia. The new feature allows real estate agents, franchise groups and portals like realestateworld.com.au to upload their listings directly to Google Maps at no cost, making them more easily discoverable by the millions of Google Maps users in Australia. EAC was a Foundation Partner and I have been working with Google since June 2008 on this initiative, initially helping them develop the specification for Australia and then the testing of the upload function.
More and more people are starting their search for a new home online The latest research shows that 87% of Australian home buyers use the internet to research properties. Google themselves saw more than 35% growth in real estate-related searches from Jan/Feb 2008 to Jan/Feb 2009.
There has been much talk in the media and the blogs about the effect that Google will have on some of the large existing real estate portals – I think it is still too early to tell. Do they feel threatened? Yes! Should they? Possibly. Why, Because Google “has” the potential to change the online real estate landscape in Australia. Stay tuned!
All listings in Red Square or on realestateworld.com.au are automatically uploaded to Google Maps at no additional cost.
I have also recently spent a considerable amount of time studying the emerging area of Social Media Marketing. I first came into contact with this area of marketing over two years ago and it is now quickly gaining traction. If you are not aware of what I am talking about it is the use of tools such as Twitter, LinkedIn, facebook and Blogs to name a few.
You will need to get your head around how to use these tools to promote you, your business and your listings pretty quickly. To make the job easier I have already begun putting together a package to help you do this and have been fine tuning it with a few agents before offering it as a service to EAC Members. Explanation of a Comparative Market Analysis (CMA)

A Comparative Market Analysis will help an Agent decide the fair market value of a home in the current market.

This comparison is called a comparative market analysis (CMA). It uses the most current and reliable market information from various sources including their Office listings and from EAC Red Square and realestateworld.com.au. The properties included in this analysis are a sampling of properties in the area that are currently for sale or that have recently sold. They provide a base line from which to begin the comparison. Other factors considered in this comparison are the property features, land size, location, amenities and the physical condition of the property.

At times, the term “fair market value” causes confusion. The definition has three basic parts – particular house – current condition – time frame (usually 30 to 90 days). Put simply, fair market value is the price at which a home will sell within a reasonable amount of time. The CMA will allow the agent to figure out, using the above information, the fair market value for the home. Remember this is just an estimation and the price could vary up or down depending on the motivation of the buyer, seller and any fluctuations in the market.

Once the price is decided on and it has been tested it in the marketplace, changing market conditions over time may require adjustments to the price to remain competitive.
